Our appraisal is a form of professional opinion based on the latest and fair market price, not highly market price. We are up-to-date with local market knowledge, we analyze market conditions to forecast supply and demand, and our result of appraisals considered accurate by recent sales of similar properties and by current market trends. The value we set on appraisals are also based on a complete visual inspection of the interior and exterior and note any conditions that adversely affect the property's value, such as needed repairs, dated/undesirable finishes, deferred maintenance, comparable properties, market conditions, location, and layout. We are not liable for market conditions and not responsible for unsold property.
Escrow and/or notarial pace may vary due to its property data, public facilities, government institution's time frame and process. Public holidays and delayed payments may affect the process. We do counsel if there are any legal concerns upon due diligence results.

An appointment is required for any inquiry (meetings, phone calls, and text). Our working hours start from 9 am - 6 pm from Monday to Friday, we closed our office due to pandemic. GD&ASSOCIATES will immediately respond at our earliest convenience and we are not in a client's disposition without an established appointment.
